Non-Mgmt / Tenant Placement
Desert Investment Advisors, LLC now offers tenant placement services for those investors who want to manage their properties themselves. DIA can market and show your property along with our managed properties – with excellent exposure through Propertyware’s ad dispatches to Craigslist, Trulia, Zillow, RentalHomes.com and Rent.com – as well as through DIA’s own website (see the ‘Properties’ tab, here), show your property and process the rental application with the same diligence as our managed properties. We even provide the legally-binding Arizona lease agreement and move in the tenant.
DIA provides these services for a competitively-priced commission equal to one month’s rent.
NON-MANAGEMENT SERVICES DON’T INCLUDE:
- Property prep – cleaning and repairs to make the property rent-ready
- Tenant liaison. Tenants will pay you directly and have your address and telephone number
- Repairs during the tenancy
- Delinquency services. DIA can provide these as an additional service.

Do you have a tenant who’s become delinquent, is creating a destructive environment or who otherwise should be removed from your property? Desert Investment Advisors has created a streamlined and efficient process for addressing delinquencies and other negative issues occurring at your property.
DELINQUENCY SERVICES INCLUDE:
· Certified 5-day notice to pay or quit
· Filing a detainer with a licensed Arizona law firm to seek a judgment
· Filing a writ of eviction with the law firm to seek a sheriff’s lock-out
· Lock-out services with the sheriff’s office
· Re-keying and securing the property
· Certified mailing of an appropriate Arizona state-approved form outlining a lease violation (such as a major HOA violation, illegal activity, etc.)
DELINQUENCY SERVICES COSTS:
· $595 or 30% of the monthly rent, whichever is greater, payable prior to the detainer court date
· If the law firm must file for a writ of eviction, add attorney’s costs (usually about $175)
· Locks and hardware, if necessary, are additional
· In the case of a ‘Notice to Cure’ violation (non-delinquency issue), DIA must appear in court on your behalf along with our attorney. Additional fees apply both for the attorney and DIA – call for details.
DIA REALIZES ‘TIME IS OF THE ESSENCE’ DURING A PERIOD OF DELINQUENCY! If our actions can’t quickly cure a delinquency they can result in a legal eviction (lock-out) within 30 days, subject to court calendars. Call us for details.
